-This rental is located in a residential neighborhood. Loud parties and disruptive behavior are not tolerated. This neighborhood is monitored by a 24/7 call service.
- Quiet hours are 9 pm - 8 am.
- Two (2) cars maximum allowed. Renters are required to properly display a host-provided parking permit on the driver’s side dashboard of their vehicle. Failure to display the parking permit may result in a citation and fine of $500 to the owner of the vehicle.
-Fireworks, wood fire pits, and charcoal BBQs are strictly prohibited.
- During inclement winter weather either 4WD and snow tires, or 2WD and chains are required to access this Unit. All guests must move all vehicles within 24 hours of a snow storm.
- We do not allow pets, but HOA rules require all dogs must be on a leash at all times and owners must pick up feces immediately and dispose of them in an appropriate trash container or dumpster.
Nestled in Heavenly’s Summit Village on the Nevada side of South Lake Tahoe, this cozy 3-level condo features vaulted open-beam ceilings, brand-new hardwood flooring, and fully remodeled bathrooms. Enjoy peaceful forest views from your private deck complete with a hot tub. Located on a quiet cul-de-sac, it offers extra privacy while still being just minutes from the Heavenly ski lifts and a short drive to casinos, dining, and the lake.
The mid-level entry opens to the kitchen, living room, dining area, a fully remodeled shared bathroom, and a bedroom with a queen bed.
Downstairs, the master suite includes a king bed, remodeled full bathroom, and convenient laundry area.
The top floor offers a third bedroom with a queen bed and a bunk bed (twin over full), perfect for families or groups.
~ This home does NOT have AC.
There is no BBQ per the local fire department fire safety requirements. You may NOT bring your own as they are not legal on this property.
Occupancy Rules:
*Min age to rent any property is 25. If you, the credit card holder- person signing the contract- and person responsible for the reservation, rents this house and are not 25, we will cancel the booking and you will not get a refund, no exceptions, you MUST be 25 or older.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 8 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict and monitored in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 2 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow. All guests must move all vehicles within 24 hours of a snow storm

This renter showed up a day early without paying for the extra night. The heater was not working and was scheduled to be replaced the morning of his arrival to be ready for him on the 23rd not the 22nd. The heater was replaced and operational by the check in time on the 23rd. Even with him showing up a day early that he didn't pay for we gave him that night for free because of the heater not working. This renter also decided that he wasn't going to check out the day he was supposed to leave and was very upset when he was charged for the last night that he was not supposed to stay. There were no problems with the house for the dates he should have been there. All of the bathrooms have just been remodeled and there were a few painting touch ups that we needed to complete between renters.
