What is the minimum age to rent a property?

Guests must be 25 years or older. The reservation holder, credit card holder, and signer must be the same person and at least 25.

How many guests can stay in the home?

Each home has a maximum occupancy based on county regulations. The limit is listed on each property’s page.

How much is the deposit and when is full payment due?

A 25% deposit is due at booking. The remaining balance is due 45 days before arrival. Reservations made within 45 days must be paid in full.


πŸ’³ Cancellations & Refunds

What is your cancellation policy?

  • 45+ days before arrival: Refund minus booking fee
  • 21–45 days before arrival: 50% refund or 100% credit (same home, used within 1 year)
  • Under 20 days: No refunds or rescheduling

Do you offer refunds for weather or unexpected closures?

Generally, no. Snowstorms, smoke, power outages, ski resort or event closures do not qualify for refunds.
Exception: If all roads into Tahoe are closed for 12+ hours on your arrival date, you may receive a refund (minus booking fee) or a 100% future-stay credit.

What are the quiet hours?

Quiet hours are 9:00 PM – 8:00 AM.
No outdoor gatherings or hot tub use during these times.

Is street parking allowed?

No. Street parking is prohibited year-round. Please park only in designated driveway or garage spaces.

Can we host a party or event?

No. Parties, weddings, receptions, and over-occupancy are not allowed and may result in eviction without refund.


🚫 Property Rules

Are pets allowed?

Pets are only allowed in homes that are specifically designated pet-friendly and approved in advance. Unauthorized pets incur additional fees.

Is smoking allowed?

No smoking inside or outside. Evidence of smoking results in cleaning charges.

Are fireworks or open flames allowed?

No. Fireworks, wood fires, and charcoal grills are prohibited due to Tahoe’s high fire danger.

Can we use the hot tub anytime?

Hot tub use is not permitted during quiet hours (9 PM–8 AM).
Guests must be 18+, and extra cleaning fees may apply for misuse.

What are the check-in and check-out times?

  • Check-in: 4:00 PM
  • Check-out: 10:00 AM

Unauthorized early check-ins or late check-outs may incur additional fees.

What do we need to do at checkout?

Please bag all trash, start the dishwasher, and follow the posted checkout instructions provided in the home.

Will the driveway be plowed?

Driveways are cleared after 6+ inches of snowfall, typically within 24 hours, though timing isn’t guaranteed.

Do I need chains or snow tires?

Yes. Guests must follow chain/snow tire laws and stay updated on road conditions.


🍽️ Amenities Provided

What is provided in the home?

  • Starter paper products (paper towels, toilet paper)
  • Trash bags, hand soap, dish soap
  • Fresh linens & towels
  • Basic kitchenware (pots, pans, utensils, dishes)

What should we bring?

Please bring personal items and kitchen staples such as:
Shampoo/conditioner, laundry supplies, spices, oils, condiments, and coffee.

What if something is damaged or lost?

Guests are responsible for any damages, fines, or lost items.
Lost keys or access passes may incur replacement fees.

Will my credit card be charged after checkout?

Yes β€” the card on file may be charged for damages, missing items, violations, or unpaid balances according to the rental agreement.
