Occupancy Rules:
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*Min age for renting this property is 25. We do not allow parties of any kind. No groups under the age of 25 allowed.
*You are only allowed 12 persons at any time at the house. This includes any diners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
*Parking: 10 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Surrounded by mountains, this 6BR/4.5BA retreat sits on 7.4 lovely acres overlooking a meadow. Enjoy abundant deck space and a private hot tub outside, or spend time together in the huge Great Room and game room.
With 4,421 square feet of completely remodeled living space, this massive home has two attached suites with private outdoor entrances. Interior highlights include two gas fireplaces, high ceilings, beautiful brickwork, natural stone flooring, and 150-year-old barn wood floors comprised of 10 species of wood.
The house is in a great location midway up Kingsbury Grade, your home is less than 3 miles from the Stagecoach chairlift at Heavenly, beaches on the Nevada side of Tahoe, and vibrant casino nightlife.
LIVING AREA
Boasting 2,000 square feet, the Great Room features a pool table and huge 85” Roku TV. Upstairs, a game room includes a poker table, ping-pong, and another 75” Roku TV.
KITCHEN & DINING
The chef’s kitchen is equipped with a five-burner gas range and double ovens. Handy extras include an espresso/cappuccino machine, blender, and separate wine fridge. The natural log table seats 12 when the bench seat is used, while the counter seats four.
BED & BATH
The master suite is furnished with a Cal king bed, queen bed, and smart TV. The en-suite bathroom has a huge walk-in shower. Two more master suites each feature a bathroom with a walk-in shower. One has a king bed, while the other has a queen. A fourth bedroom holds a queen and an XL twin bed; two more bedrooms each offer a twin-over-full bunk bed. A downstairs guest bathroom has a walk-in shower, while a convenient half bath is next to the game room upstairs.

Thank you for the kind words about the house, we are very proud of it and think it's great. I am very sorry about the negative things that you are talking about. I will start with the heater. The heater is radiant heat and each room has its own thermostat and you can set the desired temp that you want in each room, on a large house this is a great feature. I am very sorry that there were more than expected in the kitchen, we will work on that. As for the king size bed. There were 4 2x4's for the cross members and plywood for the base over the 2x4's this is so that we do not have to use a box spring and the bed can be lower to the ground and easier to get in and out of. This is stronger than what the bed comes with. I am not sure the activity that we being performed to break one of the 4 2x4's at 1:40AM but I am sure they were having fun.
