Occupancy Rules:
We do not allow parties of any kind at this house. We are very strict with noise, There will be no return of the security deposit if the noise ordinance is violated. The contract is the one warning for noise, the second offence will result in being evicted from the house.
There is no smoking at or on this property at all.
*Min age to rent any property is 25.
*Per county rules: Weddings are NOT allowed of any kind or size, on the property or at the house. You will be shut down immediately and will lose the security deposit and will be subject to more fines.
*You are only allowed 10 people at any time at the house. This includes any dinners or gatherings you may have.
*Please help us to keep our home a vacation rental. NOISE ORDINANCE 9pm to 8am DAILY and is very strict in this neighborhood.
* Fireworks, wood fire pits, and charcoal BBQ's are illegal in the Lake Tahoe Basin.
**Parking: 5 cars allowed at house at any time. There is no street parking per county and fire safety rules. Pursuant to DCC 20.622.040 (D) (6) Failure to park in the designated parking spaces and/or display the parking permit may result in a citation and fine of $500 to the responsible party or person of the vehicle. You must display the parking pass in both vehicles during your stay. They are in the rental house.
*Please be prepared for winter driving conditions as we are above 7k feet in elevation, and we do get snow.

Downstairs has a family room complete with a big screen TV and blu-ray DVD player, gorgeous pool table, dry sauna, large indoor spa, and a built-in bar like no other! There are wall-mounted TVs in the master bedroom and two other bedrooms as well as TVs in the upstairs living room and kitchen/dining area. The master bedroom and upstairs living room are also equipped with blu-ray DVD players. Nicely furnished with comfortable mattresses in all five bedrooms. 3 fireplaces (gas, electric, and wood). There are 2 decks to enjoy, a BBQ on the ground level. You are minutes from the casino area and the downhill slopes of Heavenly Ski Resort. Hiking trails in neighborhood area..miles of trails to forest and Cave Rock. Visit America's largest alpine lake and explore the sapphire-blue waters of Lake Tahoe.

For clarification this renter only had 10 (ten) people occupying the house. The number 11 (eleven) in the review was an oversight and they really meant to say 10 (ten). This house only allows 10 occupants per the Douglas County vacation rental code. To the renter, thank you for staying with us. We hope to see your family again.

This was an unfortunate situation that happened. The renter did find a tootsie roll size dog poop "animal feces" in one of the closets of one of the 5 bedrooms. The first night that they were there we did offer them a full refund if they wanted to leave. They chose to have a discount and to have someone come over and pick up the "animal feces" and clean the carpet in the closet. This house doesn't allow pets and all I can come up with is that someone had a little purse dog that they decided to bring with them with out us knowing. The reason that I said that there was a good chance that is was a hypoallergenic is because most dogs that have the size poop as a tootsie roll other than a chihuahua are mostly hypoallergenic dogs.

Thank you for staying with us. In the summer the pollen builds up in hours. We do clean off decks the day before or the day of and with in hours the pollen is back. That is part of living in Tahoe, it snows and it pollens.

We specify what address to use for google maps or any other navigation. There is also a map of the house on our website. The check in process and the instructions are super clear on the Check in info page that was e-mailed to you. It is word for word on how to enter the house; what door to go to first, what code to enter and how to enter the code, were to park etc. We are also available by phone for renters who do not understand how to get into a house after reading the check in info, we did not get a phone call from you. As for a late check out time; we always accommodate a late check out if it is available, it was not at all available the morning you were checking out as we had other renters coming in the same day you were checking out and it was Christmas day. My cleaners were working overtime on Christmas day to get the house ready for the next guest coming in. You were fully aware of the check out time when you booked the property. In concern to your comment of "When spending this much money I would have felt more comfortable if the rental company contacted me more and had a little more open means of communication. It was odd that I never had to talk to anyone." --- Our reservation process is so easy that most people find it fast and convenient to do everything online and not have to talk to anyone. However we ARE ALWAYS available by phone or e-mail to answer any kind of questions. And about the cleanup on checkout. We only ask that you pick up after your self and start the dishwasher. That is all! :) No extra cleaning at all required. We hope to see you again for you next vacation :)
